Why Scottsdale Homeowners Choose Caribbean Pools

We Understand Scottsdale’s Design Standards

Scottsdale is not a generic build environment. Many communities — from DC Ranch to Silverleaf to Gainey Ranch — have HOA architectural review committees with detailed design guidelines covering materials, colors, fence styles, and landscape integration. We’ve navigated Scottsdale HOA submittals many times. We provide the plans, elevations, and material callouts your HOA needs, and we recommend starting your HOA submission alongside your design consultation so those timelines run in parallel rather than sequentially.

The City of Scottsdale also has its own permitting requirements separate from HOA review. City of Scottsdale permit processing typically takes a few weeks; we submit immediately after contract signing and keep you updated on inspector schedules.

ROC-Licensed, Fully Permitted Every Time

Caribbean Pools is licensed by the Arizona Registrar of Contractors (ROC #325789 B-04). We pull every permit ourselves — pool structure, fencing, electrical, and gas line if applicable. We handle all city inspector coordination from submittal through final sign-off. Your pool is built legally, by the book, every time — which matters especially in Scottsdale where inspections are thorough.

Line-Item Pricing — You See Everything

We don’t sell packages. Every pool is priced from a detailed line-item sheet with hundreds of individual options — so you know exactly what you’re paying for and can make informed decisions. Your quote shows every item separately: pool shell, interior finish, decking, water features, equipment, permit fees, and any site-specific conditions. No hidden charges, no “upgrade surprises” mid-build.

One Team, Start to Finish

From your first design meeting through equipment commissioning and your final walkthrough, you work with the same Caribbean Pools team. Your designer stays involved. Your project manager stays reachable. In a market where communication failures are the most common complaint about contractors, that continuity matters.

The Scottsdale Pool Building Process — What to Expect

1. Free Design Consultation

We meet at your home, walk your yard, and talk through your vision, priorities, and budget. No pressure, no commitment. You’ll leave with a clear picture of what’s possible, what Scottsdale-specific factors apply to your site, and an honest cost framework. Most consultations run 60–90 minutes.

2. Design + Quote

We produce a custom design and a detailed line-item quote. Every option is priced individually — pool shell, interior finish, decking, features, equipment, and permit fees. You see exactly what drives the cost. Revisions are free until you’re satisfied.

3. HOA Submittal + City Permit

Once you sign and we collect the 30% down payment, we submit for both your HOA approval (if applicable) and the City of Scottsdale pool permit simultaneously. We provide complete drawing packages for HOA review. City of Scottsdale permit timing varies; we submit immediately and track the inspection queue. We handle every application, inspector coordination, and fee — permit costs passed through at cost, no markup.

4. Excavation + Steel

Pool shell is staked, excavated, and the rebar cage is set and inspected. For hillside or elevated sites common in North Scottsdale and Troon, engineering requirements are quoted upfront.

5. Shotcrete

The structural concrete shell is applied over the rebar framework. This is the most critical stage — after shotcrete, the pool shape is permanent. The structure carries a lifetime warranty.

6. Plumbing, Electrical, Equipment

All plumbing, conduit, equipment pad, automation wiring, and gas lines (if applicable) are run and rough-in inspected before anything is covered.

7. Hardscape + Decking

Coping, travertine or pavers, outdoor kitchen, fire features, shade structures, and fencing are completed. Water features are tiled and plumbed.

8. Interior Finish, Fill, Final Inspection

Plaster or pebble finish is applied, the pool is filled, equipment commissioned, water chemistry balanced, and we walk you through operation. City final inspection signs off the permit. Your pool is yours.

Total timeline: typically 3–5 months from contract signing to completion. Permit and HOA approval timing are the biggest variables — starting your HOA review early is the most effective way to compress the schedule.

Premium Features Popular in Scottsdale

Infinity Edges & Vanishing Edges

One of the most requested features in Scottsdale — and for good reason. A true negative edge or vanishing edge creates a seamless visual connection between your pool and the horizon, or allows water to appear to flow toward a view. We design the structural collection trough, dedicated pump circuit, and overflow management into the original plan so the engineering is invisible and the effect is exactly what you imagined. Paired with North Scottsdale view lots, the result is genuinely dramatic.

Glass Tile & Mosaic Waterline

Scottsdale builds routinely feature full glass-tile waterlines, custom mosaic accent walls, or full-surface glass tile interiors. Glass tile catches the desert light differently than ceramic or stone — it shifts with the sun and illuminates your pool at night. We source and install custom glass and mosaic tile; your designer will work through options and scale during the design phase.

Perimeter Overflow Spas & Attached Spas

An attached spa is the most popular upgrade we build — it can share equipment with the pool or run independently on dedicated equipment for year-round use regardless of season. For luxury builds, perimeter overflow spas (where spa water cascades over the rim into the pool) add a visual element that standard spa walls don’t. We build both configurations; your designer will walk through the trade-offs.

Full Outdoor Kitchens

A pool without an outdoor kitchen is a missed opportunity in Scottsdale’s outdoor lifestyle. We build full BBQ islands from 6′ to 12′ and beyond — with Bull Outdoor Products appliances (grills, refrigerators, keg drawers), travertine countertops, and integrated lighting. Gas lines, electrical, and any plumbing rough-in are coordinated during the original build so nothing is retrofitted later.

Multiple Water Features

Scottsdale builds often layer water features: sheer descents at the pool wall, deck jets arching into the pool from the surround, scuppers on raised spa walls, or custom grottos with cascading waterfalls. We design these as a system — matching flow rates, automation zones, and visual scale — rather than add-ons bolted on after the fact.

Heat + Cool Pumps for Arizona’s Full Season

Scottsdale summer water temperatures can climb past 90°F without intervention — uncomfortable, not refreshing. We install heat-and-cool pumps that can either warm your pool in winter or chill it in peak summer, keeping your water in the ideal 78–85°F range year-round. This is one of the upgrades that converts a “seasonal pool” into a true year-round amenity.

Smart Pool Automation

Control your pool from anywhere — temperature, water features, lighting, spa, heating, and cleaning schedule — all from your phone. We install Hayward OmniLogic for full smartphone integration, or Hayward Omni PL for a streamlined approach. WiFi at the equipment pad is all you need.

Desert-Smart Decking

Travertine stays significantly cooler underfoot than concrete or most pavers in direct Scottsdale sun. It’s also the most popular deck upgrade we install, and it pairs naturally with the desert stone aesthetic common in North Scottsdale architecture. Porcelain pavers are the contemporary alternative — larger format, extremely low maintenance, and available in finishes that complement modern desert design.

What Does a Custom Pool Cost in Scottsdale?

Honest answer: more than a basic build, and appropriately so. Scottsdale builds tend to run higher than Mesa and Gilbert averages for a few reasons: site conditions (hillside lots, hard dig, engineering), premium finish selections (glass tile, travertine, vanishing edges), larger pool footprints, and outdoor living features that are part of the lifestyle expectation. That said, we build across a wide range:

  • Entry-level custom pool — straightforward shape, standard finishes, acrylic deck, basic equipment. Starts in the mid-$50s depending on size and city permit costs.
  • Mid-range with upgrades — attached spa, Pebble Sheen interior, travertine decking, a sheer descent or two, variable speed pump. Typically $80,000–$120,000.
  • Full luxury build — vanishing edge, glass tile waterline, multiple water features, outdoor kitchen, automation, shade structure, fire feature. $150,000+, some significantly more.

We don’t quote from a webpage — every pool is a different site, different scope, different city. But we can give you a realistic ballpark in a five-minute phone call once we know what you’re thinking.

Frequently Asked Questions — Scottsdale Pool Building

How long does it take to build a pool in Scottsdale?

Most Scottsdale builds run 3–5 months from contract signing to completion. Permit timing and HOA review are the biggest variables. If your community requires HOA architectural approval, that process typically runs 30–60 days and can run in parallel with the City of Scottsdale permit application if you start early. We handle both and keep you updated throughout.

Do I need HOA approval for a pool in Scottsdale?

Many Scottsdale communities — including DC Ranch, Gainey Ranch, Grayhawk, Silverleaf, Troon, McCormick Ranch, and Desert Mountain — require HOA architectural review before construction can begin. Approval requirements vary by HOA but typically cover pool shape, coping and decking materials, fence style, and sometimes equipment placement. We provide a complete drawing and material package for HOA submission. We strongly recommend starting your HOA submission alongside your design consultation so both processes run simultaneously.

Does Caribbean Pools handle Scottsdale city permits?

Yes. We manage every permit application, all city inspector coordination, and pass permit fees through to you at cost — no markup. Scottsdale permit processing typically takes a few weeks, though the city can move faster or slower depending on the queue.

Do you build infinity edge / vanishing edge pools?

Yes. Negative edge and vanishing edge pools require significant additional structural work — a collection trough, dedicated return pump, overflow management, and precise grade engineering — all of which we design and build in-house. This is not an add-on; it needs to be designed from the start. If you’re considering a vanishing edge, bring it up at your first design consultation so we can design the site correctly.

What interior finish do you recommend for Scottsdale pools?

Pebble Sheen is our most popular upgrade — it carries a lifetime warranty and its natural pebble texture works beautifully with desert and modern aesthetic directions. For higher-end builds, Pebble Brilliance (a glass-bead finish) adds a distinctive sparkle in direct Scottsdale sunlight. Glass tile is available as a full-surface interior for specialty designs. Your designer will walk through options at your consultation.

Can I get a heat and cool pump?

Yes, and we strongly recommend it for Scottsdale. Summer pool temperatures without a cooling system can reach 90°F+ — genuinely uncomfortable. A heat-and-cool pump gives you a swim-ready 82°F pool year-round. We spec it as part of the original equipment package, not a retrofit.

Do you build pools on hillside or view lots?

Yes. Hillside lots and elevated sites common in Troon, Pinnacle Peak, and North Scottsdale require structural engineering for retaining walls and pool shell reinforcement. We identify engineering requirements during your site consultation and price them as clear line items — no surprises after excavation starts.

What’s the difference between an attached and separate spa?

An attached spa shares the pool’s pump and filter — more economical to build and run, but both must operate together. A separate spa has its own dedicated equipment and can be heated and run independently — more flexibility, more initial cost. For year-round spa use in Scottsdale winters, independent equipment is often worth it.

What pool barrier is required in Scottsdale?

Arizona code requires a compliant pool barrier — but a fence isn’t your only option. You can meet code with self-closing, self-latching doors on any house door that opens to the pool area, with the latch handle mounted at least 54 inches above the floor (out of small-child reach). In Scottsdale HOA communities, style and material are often further constrained by HOA design guidelines — wrought iron is commonly required when a fence is used. We build wrought iron and removable mesh fencing, install code-compliant door closers, and navigate the HOA requirements as part of our standard submittal process.

Do you offer financing?

We work with pool financing partners that specialize in inground pool loans — typically longer terms with rates significantly better than home equity in many cases. See our financing page for current options and terms.
